With three bedrooms in this villa, all upstairs, you can easily sleep up to six people. Two of the rooms are guest bedrooms with two twin beds in each, dresser drawers, and large wooden closets that provide plenty of space for two people. Both rooms are decorated with the same Lanna contemporary style and have beautiful polished wooden floors. In the master bedroom is a King-size bed, chair with ottoman, medium-sized TV, spacious wooden closets, ensuite bathroom, and French doors leading to a terrace that overlook the rice fields.
In the master bedroom is located one of the bathrooms with a black granite counter, bronze fixtures, wash basin, toilet, and bathtub/shower combo. The last two bathrooms are both for guest and have the same decor and color scheme as the master, however, the bathroom downstairs is wash basin and toilet only.
Adjoined with the open-plan living room is the simple, yet elegant dining room decorated with golden jeweled swans and peacocks. The six person black dining table has a ravishing glass top covering an intricate wicker design underneath and is set for a formal dining experience. If hosting is what you desire, then amp up your guests' experience by opening the large windows throughout and French doors to the front patio to enjoy the fresh air of paradise.
This Western style kitchen provides a wide amount of space that allows you the opportunity to cook and entertain for any number of guests. Equipped with a dual stainless steel sink, oven with stovetop, microwave, blender, and refrigerator this is the ideal fully functional kitchen. Accompanying all the lovely amenities provided, there is a small four person table where you can enjoy a casual dining experience.
Located off the front door and patio is the modernly designed living room with a cream colored couch accented with Thai silk decorative pillows and two matching chairs. This luxury Chiang Mai villa rental is situated with plenty of attractions nearby, but still keeps you nestled away in your private sanctuary. For those interested in the nightlife scene of Chiang Mai just take a 10-15 minute drive to the city's center and you will find clubs and bars of all types. As for shopping you can take another 10 minute drive to Central Airport Plaza which offers magnificent stores for any budget or the infamous Night Bazaar. However, if you prefer a serene game of golf you can find a 9-hole course 4 km away or an 18-hole course 18 km from the villa.
There are loads of villas situated nearby such as the Night Safari, which is located within 5-10 minutes from the villa, the Royal Floral Exposition, and Baan Tawai otherwise known as The Village of Handicraft.

* Daily maid service is included in the price; includes a daily clean of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice.
* Daily allowance for water and electricity charges of 57 KW units. Therefore your allowance based on average use of 2000 Baht per week is ample (400 units). If this amount is exceeded we charge 7 Baht per unit. Some properties are much larger than others, please monitor your usage.
* Your towels will be changed every other day and bed linen every four days.
Cancellation by the guest
It is understood that cancellations due to unforeseen circumstances occur from time to time. Please ensure you have adequate insurance cover for this eventuality.
Our refund policy is as follows:
20% deposit No Refund
56 to 62 days 75% of monies paid excepting deposit
42 to 55 days 50% of monies paid excepting deposit
35 to 41 days 25% of monies paid excepting deposit
28 to 34 days 10% of monies paid excepting deposit
27 days or less no refund can be applied.
Please be aware that if you cancel your villa booking, you will lose the 20% deposit.
Again please ensure you have adequate travel insurance cover.
Cancellation by the property manager
It is extremely unlikely this would ever be the case due to the number of properties we own/manage, however, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid. We cannot accept any further liability other than the above, please ensure you have adequate insurance.

* We take a security deposit of 5,000 Baht. Any damage must be notified to the owners immediately and rectified/paid for prior to departure.
* Extra towels can be provided if required at a laundry charge of 10 Baht per towel per day and extra changes for bed linen 350 Baht per bed per time.
* We do not provide any toiletries at all so please bring your own or purchase locally. Toilet paper will be provided for your initial use.
A 20% booking deposit is required on receipt of confirmed availability, this is to be paid within 72 hours to guarantee your reservation, if payment is not received except by prior arrangement the company reserves the right to re-let the dates offered. The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises.
Our payment terms are 20% deposit as above, 30% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied.
As stated under 'Booking Deposit' above all payments are due within 72 hours of due date, if payments are not received in that period a cancellation notice will be issued. Unless otherwise agreed in writing after a further 48 hours without payment or any correspondence the booking will be cancelled, no refund will be made.
The owners cannot accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately.
Check in / out times
Our check in times are after 1300hrs - check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing.
Late checkouts will be billed as extra charges per hour, calculated by dividing the daily rate of your villa by how many hours late you check out. Late check outs are always subject to availability and can not be guaranteed.
Late checkouts are not available on any bookings where there is an afternoon arrival on the same day of your departure.
